Project features: Transformation of the Roye Industrial Mail Platform into a modern logistics site, integrating racking systems over several thousand square meters of storage space. Project features: The real estate investment trust SCPI Pierval Santé has entrusted the project management team with a technical renovation mission for the Grand Cognac Polyclinic. The project involves upgrading the existing networks and carrying out associated architectural works. The total works, estimated at around €500,000 (excl. tax) for the architectural packages alone, aim to improve the facility’s technical performance and quality of use, while ensuring the clinic remains fully operational throughout the construction phases.
Capacity & Feasibility Studies for Investors
Hérée carries out capacity and feasibility studies to support investors, developers, and owners in strategic decision-making. These missions aim to rapidly evaluate a site or real estate asset’s potential, considering regulatory constraints, exploitable surface, forecast costs, and valuation opportunities.
Our feasibility studies allow investors and owners to have a fast, reliable, and operational analysis before any financial commitment. We identify regulatory, technical, and economic constraints to decide whether a project is feasible or faces insurmountable obstacles.
Sometimes, the greatest added value is showing that a project is not viable under reasonable conditions.
For example, one study in Algrange, France for converting into studios was blocked by strong regulatory burdens (leasing permit, parking, land risk), with prohibitive renovation costs and likely third-party appeals.
Our analysis prevented the investor from losing hundreds of thousands of euros on an unviable project, while offering realistic alternatives (e.g. a coliving project).

Project features: conversion of a large townhouse into several small studio apartments. The study revealed major obstacles: regulatory requirements, technical constraints linked to the building’s condition, ground risks, and construction costs that were disproportionate to the envisaged economic model.
Our analysis concluded that the project was not feasible under viable conditions, thereby preventing the investor from committing significant funds to a high-risk operation. This mission illustrates the added value of our feasibility studies: providing an objective, well-documented perspective that helps secure investment decisions.

Project features: construction of a senior residence with 125 beds in Spain. The study conducted by Hérée Agency made it possible to assess the functional requirements (common areas, circulation spaces, technical rooms, staff facilities) as well as the parking needs for residents, staff, and visitors. After analyzing the ratios and comparing them with a previous 2022 project, feasibility was confirmed on the basis of 7,876 m² of built area, including approximately 60 parking spaces.
This study provided the project owner with a clear understanding of the required floor areas, construction costs, and planning constraints, thereby securing the investment decision.

Autorizations
Developing an “AT” autorization for a public facility requires perfect mastery of current regulation. Our missions include analyzing the existing building or project, then preparing a dossier compliant with accessibility (PMR) and fire safety requirements. This technical expertise allows owners to obtain the necessary administrative authorization to operate in legal and operational safety.
Full project management missions

Mission : global design in collaboration with FAM STudio
Project features: this premises was formerly a restaurant in Metz and had to be brought up to standard in terms of accessibility and fire safety through a complete restructuring of the spaces. The agency supported Le Groupe in the administrative procedures with the SDIS (fire and rescue service), the urban planning department, and the Architectes des Bâtiments de France (ABF), enabling them to open to the public by managing the various administrative files (Preliminary Declaration and Works Authorization for a public-access building – ERP).
Our clients also entrusted us with the interior architecture of the space: we specified the furniture and materials in harmony with the graphic design created by FAM Studio, ensuring that every element of the visual identity was in perfect synergy with the newly designed space.

Renovation of an old farm

Project features: This former farmhouse on the Luxembourg border consists of a main house, an annex, a cowshed, and a barn. We transformed the house and its annex into a single-family home and a fully independent studio. Inside the house, we opened up the thick load-bearing walls to allow light to circulate and to create a greater sense of space. We also enlarged the windows and replaced them with large floor-to-ceiling French doors that open directly onto a new raised south-facing terrace overlooking the Lorraine countryside.
The house had been unoccupied for many years, so we also carried out a complete thermal renovation: pouring an insulating hemp-concrete slab across the entire ground floor, installing interior insulation, replacing the heating and hot water systems, adding a ventilation system, and replacing all exterior joinery.
